2 Big Questions

One thing that more people in the Twin Cities and West Hennepin County should be asking is about whether paying a higher Realtor commission to the buyer’s agent will lead to better results.  I know I usually have a discussion with my buyers and sellers to discuss how commissions work and how I get paid but I thought it was time to do some investigating into the most used commission rates for a buyer’s agent and what role they play in getting a house sold in the Twin Cities.

Standard Twin Cities Realtor Commission Rates

That was a trick header.  There is no such thing as a standard Twin Cities Realtor commission rate.  It is not allowed by law.

That said, here’s how commissions work most of the time.

The person listing their home agrees to a commission rate which will compensate both the listing agent and the buyer’s agent.  It is up to the listing agent to decide what percentage commission they will offer the buyer’s representatives which is published for Realtor’s to see on the Multiple Listing Service (MLS).

In the Twin Cities the vast majority of listing agents offer a commission to the buyer’s representation of 2.7%.  That amount is then split between the buyer’s broker and buyer’s agent.  We will see that of the transactions I analyzed for February 2013 that over 87% of them offered this 2.7% rate.

Lake Minnetonka Home Sales February 2013

February 2013 saw only 6 home sales close on Lake Minnetonka which was fewer than even the slow month of January.  Each month I plan to outline the sales transactions on Minnesota’s premier lake – you can find my report on the 7 sales in January 2013 here. 

As we also noted in a previous blog entry, Lake Minnetonka is thought of for having some of the most expensive real estate in Minnesota but there are also affordable options to be found.  Of the 6 sales in February 2013, 2 of them were for homes priced under $400k.

The surprisingly low 6 sales in February can be attributed to the slower winter sales month.  January is traditionally a very slow month and since these closed in February they likely went into a contract during January.  5 of the homes were traditional sales and 1 of them was a short sale.

Mound MN Home Sales For February 2013

The City of Mound, MN had 9 homes sold during the month of February 2013.  These ranged in price from a $43k bank owned home on Island Park all the way up to an $820k home on Cook’s Bay of Lake Minnetonka.

Characteristics of Mound Sales

Of these 9 homes, 2 were bank owned sales, 2 were short sales and the other 5 were traditional sellers.  3 of the homes were on Lake Minnetonka and 1 was on Dutch Lake.  All 9 of the sales were single family homes.

Active Listings in Mound MN

As of today there are currently 50 active listings in the City of Mound, MN which range in price from $80,000 to $1,250,000.  Exactly half of the homes (25) are priced at or below $250k
